Below are transcriptions and extracts of deeds concerning the real estate holdings of Seth Prime CARPENTER in Worcester County, Massachusetts, specifically Milford and Uxbridge. Uxbridge Deeds

The following seven deeds, in which Seth P. Carpenter is the grantee, document his acquisition of the Uxbridge land where, according to Adin Ballou in his History of Milford

he has been devoting his time, money, and ingenuity largely to fish-culture, especially to the rearing of trout. He has an establishment of this nature in the south-westerly part of Uxbridge, richly worth visiting by persons at all interested in such enterprises.

The deeds are listed chronologically; all were filed simultaneously on 11 July 1872. I have not yet thoroughly investigated what happened to the property after his death in 1884, but by the early 1940s ownership had passed to the Laurel Brook Club, a private organization fittingly enough devoted to fishing. On modern maps his almost 140 acres are located north of Chocolog (aka Chockalog) Road, east of Laurel Street, and west of the path to Sawmill Pond. Interestingly, Sawmill Pond does not appear on the 1895 map, but does in 1870, 1944, and 2008. Bazely Pond, Houghton Pond, Joels Pond, and Peabody Pond do not appear in 1895 but do appear in 1944, from which I conclude they were not Seth's work and were perhaps constructed by the Laurel Brook Club.

Know all men by these presents that we Hosea Aldrich and Mary Ann Aldrich his wife both of Uxbridge and Justus Aldrich and Parmelia [sic] Aldrich his wife in her right both of Blackstone and all in the County of Worcester and State of Massachusetts in consideration of six hundred dollars paid by Seth P. Carpenter of Milford in said County the receipt whereof is hereby acknowledged do hereby give grant bargain sell and convey unto the said Seth P. Carpenter of Milford in said County a certain tract or parcel of land situate in the Southerly part of said Uxbridge containing nineteen acres and ninety rods more or less and is bounded and described in an ancient deed from Nathan Arnold to Enoch Aldrich 2d dated May 18th 1816 and recorded in the Registry of Deeds for said County Book 202 Page 321 as follows to wit: Beginning at stake and stones by Thomas B. Shove's land being the Northeast corner of the premises thence S. 40 1/3° W. 80 rods to stones said Shove's corner thence S. 43 1/2° E. 18 3/4 rods to stake and stones on the North side of a brook by said Shove's land thence E. 12 1/3° N. 44 rods 10 links to stake and stones on the North side of said brook near a bridge thence E. 36 1/2° N. 38 1/2 rods to stake and stones thence N. about 40° W. 54 rods to the first bounds. The three last lines bound bound [sic] Southerly and Easterly by the (the then) grantor's land. Said Enoch is (was) to have the priviledge [sic] for himself his heirs and assigns forever to pass and repass with team &c from the road leading by the then grantor's house from the old chimney thro' his land in the cartway leading over the old dam to the premises by putting up the bars in as good order as the [sic] are found. Intending hereby to convey all and the same premises rights and priviledges [sic] that were conveyed by said deed. Reference is also had to the deed of Ahaz Aldrich and Hosea Aldrich dated Aug. 26th 1864 and recorded in said Registry Book 689 Page 547 and the deed of Davis Aldrich to Permelia Aldrich dated Jan'y 28th 1865 and recorded in said Registry Book 700 Page 161.

To have and to hold the granted premises with all the privileges and appurtenances thereto belonging to the said Seth P. Carpenter and his heirs and assigns to their own use and behoof forever. And we do hereby for ourselves and our heirs executors and administrators covenant with the said grantee and his heirs and assigns that we are lawfully seized in fee simple of the granted premises: that they are free from all incumbrances: that we have good right to sell and convey the same as aforesaid and that we will and our heirs executors and administrators shall warrant and defend the same to the said grantee and his heirs and assigns forever against the lawful claims and demands of all persons.

In witness whereof we the said Hosea Aldrich Mary Ann Aldrich Justus Aldrich and Parmelia Aldrich hereunto set our hands and seals and affix and cancel the stamp required by law this twenty ninth day of May in the year one thousand eight hundred and seventy two.

Know all men by these presents that we Perry Bryant and Martha M. Bryant his wife in her right both of Uxbridge in the County of Worcester and Commonwealth of Massachusetts in consideration of six hundred and fifty dollars paid by Seth P. Carpenter of ___ the receipt whereof we do hereby acknowledge do hereby give grant sell and convey unto the said Seth P. Carpenter his heirs and assigns a certain tract or parcel of land containing twenty five acres be the same more or less situated in the Southerly part of said Uxbridge on the road leading from T. M. Shove's to Black Pond so called, the same being a part of the Thomas B. Shove farm and the same that is described in the deed of Isaac Tucker to Perry Bryant dated November 17, 1864 and recorded in Registry of Deeds Book 695 Page 115 and in the deed of George W. Hobbs to said Martha M. Bryant dated July 21, 1868 and recorded in the said Registry Book 772 Page 100 to which referre [sic] may be had.

To have and to hold the aforegranted premises to the said Seth P. Carpenter his heirs and assigns to his and their use and behoof forever. And we do for ourselves our heirs executors and administrators covenant with the said Seth P. Carpenter his heirs and assigns that said Martha M. Bryant is lawfully seized in fee of the aforegranted premises: that they are free of all incumbrances: that we have good right to sell and convey the same to the said Seth P. Carpenter and that we will and our heirs shall warrant and defend the same premises to the said Seth P. Carpenter his heirs and assigns forever against the lawful claims and demands of all persons. And I the said Martha M. for the consideration aforesaid do hereby release and quit claim unto the said Seth P. Carpenter his heirs and assigns all the right title claim or demand which I may have in and unto the premises hereby conveyed under or by virtue of the homestead exemption laws of the Commonwealth of Massachusetts.

Know all men by these presents that I Michael Haggerty of Uxbridge in the County of Worcester and Commonwealth of Massachusetts in consideration of five hundred dollars paid by Seth P. Carpenter of Milford in said County the receipt whereof is hereby acknowledged do hereby give grant bargain sell and convey unto the said Seth P. Carpenter a certain tract or parcel of land situate in the Southerly part of Uxbridge in said County called the Harris meadow bounded and described as follows to wit: Beginning at a stake and stones a corner of land of John Southwick thence E. 21 1/2° N. 74 rods to the saw mill road thence in a various line on said road forty and one half rods to a stake and stones thence West nineteen rods to a stake and stones thence Northerly ten and three fourths rods to a stake and stones at Hosea Aldrich land thence Westerly and Southerly about eighty three rods on said Aldrich land to stake and stones on land formerly of Thomas B. Shove deceased thence S. 44° E. sixty four and and [sic] one half rods to the place of beginning containing by estimation twenty five acres be the same more or less and is a part of the same premises described in the deed of Nathan Aldrich to Royal Taft dated November 9th 1816 and recorded in the Registry of Deeds for said County Book 208 [sic, 205] Page 613 and is hereby conveyed subject to all the reservations restrictions and conditions in said deed contained. Being the same premises conveyed to the grantor by deed of Isaac Tucker dated June 24th 1868 and recorded in said Registry Book 770 Page 282.

To have and to hold the above granted premises with all the privileges and appurtenances to the same belonging to the said Seth P. Carpenter his heirs and assigns to his and their use and behoof forever. And I the said grantor for myself and my heirs executors and administrators do covenant with the said grantee and his heirs and assigns that I am lawfully seized in fee simple of the aforegranted premises: that they are free from all incumbrances: that I have good right to sell and convey the same to the said grantee and his heirs and assigns forever as aforesaid and that I will and my heirs executors and administrators shall warrant and defend the same to the said grantee and his heirs and assigns forever against the lawful claims and demands of all persons.

In witness whereof we the said Michael Haggerty together with Mary Haggerty wife of the grantor in token of her release of all right and title of or to both dower and homestead in the granted premises have hereunto set our hands and seals this thirtieth day of May in the year of our Lord eighteen hundred and seventy two.

Richardson's to Hosea Aldrich's to T. M. Shove's mill pond between the N.W. corner of the first tract & the corner of the Frank Rawson lot through the grantor's land to R. Aldrich Rawson's land near a large pine tree with doing as little damage to the grantor his heirs & and assigns as possible & forever maintain said ditch. The grantee is to do all fencing except such as is required by law. The grantor reserves the standing wood on the second tract & has one year to get it off in. The grantee is to cover the abovementioned ditch suitable for crossing with loaded teams at a point convenient & in range from the above mentioned passway. The said grantee his heirs & assigns have the right where they erect a high fence between the grantor on the line to cut away the brush & remove any obstruction that would induce any one to climb the fence from the grantor's side and no more.

To have and to hold the aforegranted premises to the said Seth P. Carpenter his heirs and assigns to his and their use and behoof forever. And I do for myself my heirs executors and administrators covenant with the said Seth P. Carpenter his heirs and assigns that I am lawfully seized in fee of the afore-granted premises: that they are free from all incumbrances: that I have good right to sell and convey the same to the said Seth P. Carpenter and that I will and my heirs shall warrant and defend the same premises to the said Seth P. Carpenter his heirs and assigns forever against the lawful claims and demands of all persons. And Nancy E. Richardson wife of the said William B. Richardson for the consideration aforesaid do hereby release and quit claim unto the said S. P. Carpenter his heirs and assigns all the right title claim or demand which I may have in and unto the premises hereby conveyed under or by virtue of the homestead exemption laws of the Commonwealth of Massachusetts and also all right claims or possibility of dower in said premises.

Know all men by these presents that I Charles F. Rawson of Douglas in the County of Worcester and Commonwealth of Massachusetts in consideration of two hundred dollars to me paid by S. P. Carpenter of Milford in said County the receipt whereof I do hereby acknowledge do hereby give grant sell and convey unto the said S. P. Carpenter his heirs and assigns a certain tract of sprout land situated in the Westerly part of Uxbridge in said County containing by estimation ten acres more or less and is on the Easterly side of the Shading road so called and is bounded and described as follows: Beginning at a chestnut stump with stones around it on said road thence with land of Aldrich Rawson S. 72 1/2° E. 35 rods 5 links to stake & stones, thence with land of W. B. Richardson S. 6° E. 18 rods 19 links to stake & stones thence N. 88 1/2° W. 39 rods 18 links to an oak stump thence S. 84 3/4° W. 4 rods to stake thence S. 52 1/2° W. 5 rods 10 links to stake thence S. 62° W. 4 r. 17 links to stake thence S. 54° W. 8 rods 4 links to stake thence N. 28° W. 6 rods 8 links to stake & stones by said road all of said lines except the first bounded on land of said Richardson, thence Easterly 44 rods 21 links to the place of begining [sic] and bounded on said road. To have and to hold the afore-granted premises to the said S. P. Carpenter his heirs and assigns to his and their use and behoof forever. And I do for myself my heirs executors and administrators covenant with the said S. P. Carpenter his heirs and assigns that I am lawfully seized in fee of the aforegranted premises: that they are free of all incumbrance: that I have good right to sell and convey the same to the said S. P. Carpenter and that I will and my heirs shall warrant and defend the same premises to the said S. P. Carpenter his heirs and assigns forever against the lawful claims and demands of all persons except the taxes of 1872. And I Joanna Rawson wife of the said Charles F. Rawson for the consideration aforesaid do hereby release and quitclaim unto the said S. P. Carpenter his heirs and assigns all the right title claim or demand which I may have in and unto the premises hereby conveyed under or by virtue of the homestead exemption laws of the Commonwealth of Massachusetts and also all right claim or possibility of dower in said premises.

Know all men by these presents that I Charles S. Tucker of Uxbridge in the County of Worcester and Commonwealth of Massachusetts in consideration of two hundred dollars paid by Seth P. Carpenter of Milford in said County the receipt whereof is hereby acknowledged, do hereby remise release and forever quit-claim unto the said Seth P. Carpenter all my right title and interest in and unto a certain tract or parcel of land situate in the Southerly part of said Uxbridge containing in the whole forty two acres and thirty two rods be the same more or less and called the Harris Place. Being the same premises conveyed to Royal Taft by deed of Nathan Arnold bearing date November 9th 1816 and recorded in the Registry of Deeds for said County Book 205 Page 613 and subject to all the priviledges reservations and restrictions in said deed contained. Reserving however so much of the above premises as were conveyed by deed of Isaac Tucker in his lifetime, the then holder of said estate dated June 24th 1868 and recorded in said Registry Book 770 Page 282 in which deed Michael Haggerty is the grantee and which said premises so reserved have been recently conveyed by said Haggerty to the grantee of this deed. Being the premises the grantor has inherited from his late father Isaac Tucker.

To have and to hold the granted premises with all the privileges and appurtenances thereto belonging to the said Seth P. Carpenter and his heirs and assigns to their own use and behoof forever. And I do hereby for myself and my heirs executors and administrators covenant with the said grantee and his heirs and assigns that the granted premises are free from all incumbrances made or suffered by me, and that I will and my heirs executors and administrators shall warrant and defend the same to the said grantee and his heirs and assigns forever against the lawful claims and demands of all persons claiming by through or under me but against none other. And for the consideration aforesaid I Caroline A. Tucker wife of the grantor and I Alsey H. Tucker widow of said Isaac Tucker the former holder of said estate do hereby release unto the said grantee and his heirs and assigns all right of or to both dower and homestead in the granted premises.

In witness whereof we the said Charles S. Tucker, Caroline A. Tucker and Alsey H. Tucker have hereunto set our hands and seals and affix and cancel the stamp required by law this first day of June in the year one thousand eight hundred and seventy two.
